I’m an owner too

I run a holiday let, so I know changeovers, guests, paperwork and running costs. Visits are planned around your bookings, not mine.

No repairs, ever

I don’t carry out remedial electrical work arising from my inspections. I have nothing to gain from recommending it.

You stay in control

Findings, defects and recommendations are kept separate, and nothing is presented as a legal requirement unless that is supported.

I inspect. I don’t repair. That’s the point.

Many inspectors also sell the repairs their reports lead to. I’ve set this business up the other way round: I inspect, test, assess, record and explain, and that’s all.

The one exception: where it’s part of the agreed service, I can replace smoke alarms or similar safety equipment. That isn’t remedial electrical work.

Why I started this

I don’t just inspect holiday lets. I own one myself.

I’ve spent many years in domestic electrical installation. I hold the City & Guilds 2391-52 Inspection & Testing qualification and a PAT testing qualification, and I lecture in electrical installation. But it’s owning a holiday let that shapes how I work: I know how tight a changeover is and how much paperwork an owner carries.

What is checked

The exact scope is agreed with you before booking, based on your property and equipment.

Electrical inspection

Inspection and testing including an EICR where applicable: consumer unit, RCD/RCBO, sockets, lighting, bathroom, kitchen and relevant external electrics.

Portable appliance testing

Visual checks and PAT testing of appliances, with an appliance register.

Smoke, heat and CO alarms

Alarm checks, condition observations and an alarm register. Alarm replacement can be included by agreement.

Legionella risk assessment

An assessment with practical, proportionate recommendations.

Digital records

Written findings, an organised compliance record and an annual reminder.

Extra systems

Solar PV, EV charging, hot tubs and saunas can be added by agreement.

Work outside this scope, such as gas safety certification, is referred to a suitably qualified and registered specialist.

How a visit works

  1. Plan around changeoverVisits are arranged after guests leave and, where possible, finished before the next arrive. Key collection can be agreed.
  2. Prepare accessMake sure the consumer unit, appliances, rooms, external areas and any agreed outbuildings can be reached.
  3. Allow for a power cutTesting may need the supply off for around two hours once it begins, depending on the property and scope.
  4. Inspect and recordThe agreed checks are carried out, recorded and explained to you.
  5. Tidy up and reportThe work area is cleaned (general holiday-let cleaning is not included). All documents arrive electronically.
